Highly recommend this beautiful Villa. Well maintained, spacious and located overlooking a beautiful lake. Good location for some excellent golf courses, restaurants and of course the parks! The owners communicated promptly throughout the booking process, never leaving you in doubt. We are frequent travellers to the location, but if you are not then the instructions and location are easy to find!

Excellent, well prepared Villa in Great location
A great villa with good instructions pre- arrival that helped make a great family holiday. On arrival the codes and instructions worked perfectly , the pool was nicely heated and a small but appreciated touch was that some cleaning products were left for use. the beds were made and clean and the entire villa good to go. The estate feels secure and only some light background noise from neighbours was never an issue and stopped early (most likely more holiday makers) Waking up and having a coffee looking out over the lake just makes the villa feel amazing – Great and will book again

Fantastic Second Stay
We’ve enjoyed a fab three week stay at Sanibel Villa. Lovely sized villa, great family friendly pool area with a beautiful outlook across the lake and an absolutely brilliant location, you really are very close to absolutely everywhere, especially the Disney parks. Villa is very well equipped with everything you’d need for a happy holiday. This was our second stay and was just as enjoyable as our first in 2019. Ray & Kim are lovely people to deal with and answer any questions / queries efficiently. Would highly recommend – you won’t be disappointed!

Return to Sanibel
This was our second stay at Sanibel and even though we knew what to expect it still has the WOW factor. It really is a wonderful home with everything you could possibly need to make your holiday extra special. The house is very clean, tidy and spacious and we would often spend days at the house recuperating after busy days at the theme parks. The pool is lovely and we would often spend time relaxing in the hot tub. This really is a great home in an excellent location. Ray & Kim are fantastic owners to deal with and make the whole process of rental so much more pleasurable and in the unlikely event you have any issues at all the management company on are on hand and really helpful. Thanks again Ray & Kim and we look forward to returning in 2024! All the best

1st Class Villa
I have been travelling to Orlando for almost 20 years and have stayed in numerous villa’s in that time. Ray and Kim’s villa is the best accommodation that I have had the pleasure of experiencing. From the initial contact, booking process and return of deposit it has been seamless. The villa itself is fantastic, managing to combine space, comfort and luxury whilst still feeling like home. The highlight is undoubtedly the pool area which is wonderful,combining both space and privacy. The location just off 192 is close to shops and restaurants and provides easy access to all amenities. I would have no hesitation in recommending the villa and when I return to Orlando my dates will be predicate on it’s availablity. Many thanks to Ray and Kim.

Simply the best Florida we ever rented
On arrival at the stunning Sanibel Villa, Formosa Gardens we were simply blown away by the beautiful home and it’s stunning luxurious furnishings and decor. Every room was so beautifully decorated and immaculately clean and comfortable. There was nothing the villa owners hadn’t thought of to make or Florida vacation perfect. The pool and decking area was spacious and more than adequately equipped with sun loungers, chairs, dining tables and a bar table and stools. Watching the sunset over the lake from the lovely, hot bubbling spa was a welcome treat in the evenings after long, park day and again in the mornings from the pool deck we had the added treat of Florida wildlife walking by right outside the screen such as cranes, ducks, rabbits and squirrels…so cute. My husband and son in law loved to have their pool competitions each evening in the games room with their favourite rock channel playing from the large screen tv. No fights over what tv channels to watch in this villa there are big screens all over (loved the one at the pool deck) the pool lights and tree lights are so pretty at night. You are so close to Disney property in this villa that you can hear the fireworks at night. Formosa gardens is a gated, secure community and not uniform or tightly packed like some other villa communities. Ray and Kim are very considerate, extremely responsive owners . After renting Florida vacation villas since the early 90’s we can confidently state Sanibel Villa has been our favourite villa ever.

Second time of staying in this beautiful villa that belongs to ray & kim. Everything is done to perfection and it is a lovely comfortable villa to stay in. The location is perfect to all the parks. The management team are very efficient if you have any problems. Would highly recommend this villa to stay in.

Excellent villa – perfect location
An excellent villa in a perfect location. Minutes from Disney. The villa was clean and tidy when we arrived and had everything we needed. The pool is great and not overlooked. Communication with the owner s was excellent. Would definitely book again in the future

WONDERFUL AS ALWAYS
We’ve stopped at Sanibel quite a few times now. The villa is excellent. Easy reach of everything, shops, restaurants, water park at the new Margheritaville, which you can walk to from Formosa Gardens. Even a winery which is in easy walking distance to sample the fine wines and have lunch. The villa over looks beautiful lake, which is very relaxing to look at while you are sunbathing. Can’t wait to book our next trip. The villa on arrival was spotless as always. Well equipped with everything you could possibly want, definitely homely. This property was very nice and the pool area was fantastic! Loved the outdoor patio/TV even when the weather was a little chilly. The inside of the house was roomy and very clean. The WiFi worked well. Entering into and out of the front gate was seamless. Would definitely stay again and bring the family!

Girls Trip
We had an amazing time at Sanibel villa! Ray and Kim were kind and responded quickly to any questions we had. After food shopping and buying supplies we needed, we entered into this beautiful and spacious villa! The beds were extremely comfortable, and the kitchen was fully stocked with dishes and pans for cooking our meals. There were tons of bath and pool towels, and we had loads of fun playing pool in the game room! The villa is in a gated area and very close to shops and restaurants. It’s a short drive to the parks as well. We would definitely recommend Sanibel villa and would stay there again if we’re ever in the area!

Fantastic vacation in a fantastic Villa
We have just returned back home from a fantastic stay in your villa. It was the ultimate place for us as a family to spend a week in Orlando. The villa had it all, fully equipped with everything you could wish for plus more! The bedrooms were lovely, with nice and comfortable beds. A fantastic pool area with a nice pool and a lovely jacuzzi. Enough sunbeds to each and everyone, a good sized outdoor table to enjoy breakfast or dinner at the veranda. Supreme washing and drying facilities. A wonderful garagearea equiped with pooltable, air hockey, sofas etc. The kitchen had everything you can wish for when it comes to dishes, cutleries, pots and pans etc. If you prefere to cook outdoors, there is a nice bbq with lots of tools. The surroundings was really nice, a quiet area and lovely views. Close to the Universal and Disney parks and other activities, close to a fantastic, big Walmart! A place we would love to recommend and come back to as soon as we have the opportunity!

Amazing, wonderful, luxurious, fabulous
We have just stayed at Sanibel villa in Formosa gardens and can’t describe in just a few words how exquisite this home is. We stayed for two weeks over the Christmas period 2019 and the house was decorated beautifully for the holiday season. The quality of the villa is superb, the beds are like heaven to sleep in, and the bed linen and towels were of the highest quality. We had such a wonderful time every detail was thought of. We will be back .. just wish we hadn’t got to leave. Thank you Ray & Kim for letting us stay in such an awesome property.

Would highly recommend this villa to any one who is thinking of staying in Orlando. We have been going to Orlando for the last 20 years and can honestly say this is the best villa we have ever stayed in. The management company do a brilliant job in making sure that everything is spotlessly clean and keeping everything looking 5 star. Which this is also a big credit to the owners.

Fantastic property
The was the 3rd time for us at Formosa Gardens and Sanibel is clearly the best property we have stayed at. Immaculately clean and very well appointed. Hot tub and pool area superb and well used! Can’t recommend Sanibel enough and would love to stay again.

This was our second stay at Sanibel Villa and it was as amazing as the first time. We have visited Florida a couple of times a year for the last 15+ years and have to say this is the best villa we have stopped in. The villa was spotless and maintained to the highest standard. Ray and Kim are excellent hosts and we would not hesitate to recommend their beautiful home to stay in. We are already planning our next trip and can’t wait to book Sanibel again.

Fabulous stay at Sanibel Villa!
We had a fantastic stay at this gorgeous villa. Every room is beautifully done and the pool area looking out onto the lake was wonderful – a real highlight for our children, who enjoyed this just as much as the parks! The location is so convenient for Disney, restaurants & shops – much closer than other villas we’ve rented on previous stays. The owners were really friendly. Very helpful if you need anything and genuinely wanting guests to enjoy their holiday. Everywhere was spotlessly clean and maintained to a high standard. Sanibel is the type of place you want to tell everyone about….but at the same time keep it a secret so it’s free when you want to stay again! You definitely won’t be disappointed if you book this fabulous villa

We were a party of six 4 adults and two teenagers 16 and 13, the location is superb only about 20 minute drive to the parks. The villa is situated on a gated community overlooking a lake, it has all the amenities with excellent bedrooms and living quarters, there is no negatives about this villa, and dealing with the owners is easy. Would highly recommend.

I would like to thank Ray and Kim for allowing us to access their beautiful home for the last two weeks. The villa is stunning and decorated to a very high standard. The communication before we came was excellent and owners responded quickly to emails. When we arrived the villa was spotless. Plenty of room for everyone. Games room to keep kids big and small busy! Swimming pool is huge, spa and outside tv was an added bonus. The location of the villa is ideal for visiting parks. Plenty of shops and restaurants near by. A Beautiful House
A lovely house with lots of space and bathrooms for everyone and a very nice large pool area all in the wonderful location of Formosa which is so close to all the attractions you could not be better placed we would definitely return to the villa and highly recommend it.

Amazing Villa and location
Sanibel is a stunning villa and provided everything we needed and more for our stay. The pool area is beautiful over looking the lake. The house itself had all the extra touches to make our stay perfect. The owners are extremely responsive and happy to answer any questions. The location is perfect and close to all the parks and amenities such as Walmart. We were so sad to leave and hope that one day we will return. Thank you.

AMAZING AMAZING AMAZING
Back from our third stay at Sanibel and exceptional all the way. New drive way and pool deck been updated and it’s certainly got the wow factor. Can’t fault this villa in anyway . Location , shops, restaurants, Disney parks all at your finger tips. The new winery near by is definitely worth a visit. And also Ray & Kim thank you for making this trip extra special with it being our 30th wedding Anniversary to arrive and have those extra touches meant a lot to us. So looking forward to our next trip over there which is already booked counting down the days.
